COMMUNITY SCHEMES

A Community Scheme is defined as “any scheme or arrangement in terms of which there is shared use of and responsibility for parts of land and buildings”, including but not limited to sectional title development schemes, a share block company, a home or property owner's association, however constituted, established to administer a property owner's association, a housing scheme for retired persons and a housing co-operative. Trustees, Executive committee members of Community Schemes and managing agents are governed by two relatively new acts and regulations that came into operation on 7 October 2016 and that modernise and improve community scheme management. These Acts are:

Sectional Titles Schemes Management Act 8 of 2011 (STSM); and
Community Schemes Ombud Service Act 9 of 2011 (CSOS).

HISTORY

Grahamstown Properties first became involved in community schemes in 2008 when we took over a number of Bodies Corporate from an agency that was closing down. Since then we have more or less doubled our portfolio by the inclusion of a number of other community schemes, both Bodies Corporate and Home Owners’ Associations, which felt that the service we offer is more professional and comprehensive than anyone else. Since 2008 we have endeavoured to ensure that we are up to date with the industry requirements through membership of the National Institute of Managing Agents (NAMA), the Real Estate Business Owners of SA and our association with Paddocks.

OUR SERVICE

The service we offer is professional, but personal at the same time. Our underlying ethos is to develop lasting relationships with the Trustees and Executives, firstly, and all the owners, secondly, so that we can protect their significant investments and ensure their asset appreciates in value over time through careful maintenance of the complex. This is done through a responsive service that deals with both individual unit problems and those relating to the common property. We also provide a bookkeeping service as well as all the other administrative functions required by the Sectional Titles Scheme Management Act.
